Central Industrial

The property located within the Central Industrial Redevelopment Plan are designated Light and Heavy Industrial, Open Space and Public.  The Agency may permit appropriately designed and properly located commercial and residential facilities within industrial areas, as provided in Section 503.5 and 503.7 of the Central Industrial Redevelopment Plan; provided, however, that these uses conform to the following criteria:

  • Promote community revitalization;
  • Promote the goals and objectives of the Central Industrial Redevelopment Plan;
  • Be compatible with, and appropriate for the industrial uses in the vicinity; and
  • Meet design and location criteria required by the Agency.

 

The following criteria would also apply to proposals to permit residential uses within industrial areas: 

  • Include amenities which are appropriate to the size and type of housing units proposed.

 

In addition, proposals to convert existing industrial structures to residential uses must comply with the requirements of the City of Los Angeles’ adaptive reuse housing ordinance as amended from time to time, including obtaining a Conditional Use Permit and/or a Zoning Administrator’s Determination.  In those parts of the Central Industrial Redevelopment Area that are located outside of the Artists-in-Residence District, as defined in the City of Los Angeles- Central City North Community Plan, proposals to convert existing industrial structures to residential uses must demonstrate to the Agency’s satisfaction that industrial use is not practicable and will require Agency Board approval.
